Why villas are different

More zones, more systems, more people to coordinate.

A villa typically has dozens of lighting circuits, several AC zones, motorised curtains, outdoor and landscape lighting, gates, cameras, intercom and a network that has to cover multiple floors and the garden. When each of these is bought separately, the family ends up with several apps and no single way to control the home.

Villa automation works best when it is engineered: cable routes, panel space, keypad positions and lighting circuits agreed with the architect, interior designer and MEP consultant before first-fix electrical work. That is the stage where Fortue adds the most value.

How to plan automation in a new Dubai villa.

1. Start before first fix

The cheapest moment to get automation right is on the drawings. Lighting circuits need to be grouped for scenes, curtain pockets need power, keypads need agreed positions and back boxes, and the distribution board needs space for automation modules. Changing these after plastering costs more and limits the options.

2. Decide the backbone

For new villas, a wired backbone such as KNX gives a stable, standards-based system that does not depend on a single cloud service or manufacturer. Wireless systems are useful for retrofits and for extending coverage, but are usually not the first choice for a full new-build villa. See our KNX automation page for the detail.

3. Design the network as infrastructure

Cameras, access points, audio, the automation server and family devices all depend on the network. In a multi-storey villa with a garden, that means planned access point positions, PoE switches and a proper rack, not a single router in the majlis. More on our villa networking page.

4. Keep control simple

Most of the time a villa should be controlled from well-labelled keypads, with the app and voice as extras. Scenes such as Welcome, Evening, Night and Away matter more than the number of devices.

5. Plan for support

Ask who will maintain the system in five years. Fortue documents each installation and offers annual maintenance (AMC) so programming, firmware and network changes are handled properly.

When should automation be planned in a new villa?

Ideally during the design stage, before first-fix electrical works, so cabling, panel space, keypad positions and lighting circuits can be coordinated with the architect, interior designer and MEP consultant.

Can an existing villa be automated without rewiring?

Often, yes. Wireless or hybrid systems such as Zigbee can automate lighting, curtains, climate and security with limited disruption. A site survey confirms what is practical with the existing wiring.

Is KNX or Zigbee better for a villa?

For a new villa, a wired KNX backbone is usually the more robust long-term choice. Zigbee suits retrofits, apartments and extensions where new cabling is difficult. Many villas use a combination.

How much does villa automation cost in Dubai?

There is no fixed price. Cost depends on villa size, the number of controlled points (lighting circuits, AC zones, curtains, cameras), the protocol, the product selection and installation complexity. Fortue prepares a costed proposal after reviewing the drawings or the property.

Yes. Fortue provides device schedules, lighting groups, panel layouts and integration requirements so automation is coordinated with the architectural, interior and MEP design.
