KNX is an open, international standard for home and building control. Fortue designs, programs and integrates KNX systems for villas, residences and offices in Dubai, from lighting and AC to curtains, sensors and the user interface.

What KNX is

One standard, many manufacturers, wired for the long term.

KNX devices from different manufacturers communicate over a dedicated bus cable that runs alongside the electrical installation. Actuators in the distribution board switch and dim circuits, while keypads, sensors and thermostats in the rooms send commands over the bus. Because control logic is distributed across the devices, a KNX installation does not depend on one central box or a cloud service to keep the lights working.

That is why KNX is commonly specified for villas and premium residences: it is stable, standards-based, and it can be extended or reprogrammed years later by any competent KNX integrator using the standard ETS software.

What to get right in a Dubai KNX project.

Bus topology and panel space

KNX needs a planned bus topology (lines and areas), a power supply per line and enough DIN-rail space for actuators. In villas, panel space is often underestimated; it should be fixed with the MEP consultant before the boards are ordered.

Device schedule and addressing

A good KNX design starts with a device schedule: every circuit, AC zone, curtain motor and keypad, with its group address plan. This document is what makes the system maintainable, and it should be handed over with the ETS project file.

Lighting and drivers

Dimming only works well when the actuator, the driver and the fitting are compatible. LED drivers should be agreed with the lighting designer so that dimming is smooth and flicker-free.

AC integration

Dubai homes depend on air-conditioning. KNX can control fan-coil units directly or connect to VRF and split systems through manufacturer gateways; the gateway choice depends on the AC brand and model, so it should be confirmed early.

Ownership of the project file

Design experience

Fortue's published KNX design work includes an outdoor lighting and security design for a private residence in Kerala, India, where door, motion, vibration and beam sensors switch outdoor lighting automatically, with a siren and a KNX control panel. Installation details and outcomes are not published.

What is KNX?

KNX is an open, international standard for home and building automation. Devices from many manufacturers communicate over a dedicated bus cable, so lighting, climate, shading and sensors can be controlled as one system.

Is KNX suitable for an existing villa?

KNX needs a bus cable to each device, so it is easiest during construction or major renovation. For existing villas, a hybrid approach using wireless devices such as Zigbee, or KNX RF in some cases, is usually more practical.

Can KNX control my AC?

Yes. KNX can control fan-coil units directly, and VRF or split systems through manufacturer-specific gateways. The right gateway depends on the AC brand and model.

Will I be locked in to one installer?

KNX is an open standard programmed with the standard ETS software. If you receive the ETS project file and documentation at handover, another qualified integrator can maintain or extend the system.
