Apartment Automation

Smart home automation for Dubai apartments.

Most apartments cannot be rewired, and building rules limit what can change. Fortue automates apartments and penthouses with wireless and hybrid systems that add control of lighting, AC, curtains and security with minimal disruption.

Designed for apartments

Real automation without chasing walls.

Apartments in Dubai typically have fixed wiring, a building-managed chilled-water or central AC system, and a tenancy or community that limits invasive works. A wired KNX system is rarely practical after handover.

Instead, Fortue uses wireless technologies such as Zigbee, together with the right gateways, to bring the main systems under one app and a few well-placed keypads. Where an apartment is being fully refurbished, a hybrid design can add wired elements in the areas being opened up.

Typical scope

Lighting

Smart dimmers and relays behind existing switches, with scenes per room.

AC

Control of fan-coil thermostats or split units, with schedules and away modes.

Curtains

Motorised curtains and blinds, wired or battery, linked to scenes.

Security

Smart lock, video doorbell, cameras and leak sensors in one app.

Before you start

What to check in a Dubai apartment.

Building and landlord rules

Check what the building management and, for tenants, the landlord permit. Replacing switches and thermostats is usually acceptable; changes to building systems are not.

AC type

Many apartments use chilled-water fan-coil units with a wall thermostat supplied by the building. Compatible smart thermostats or interfaces exist for many models, but each one should be confirmed.

Neutral wires and back boxes

Some smart switches require a neutral wire and deeper back boxes. A short survey confirms which devices will fit.

Wi-Fi coverage

Automation, cameras and streaming all depend on a stable network. In larger apartments and penthouses, a planned access-point layout makes a real difference. See home networking.

How we approach it

Minimal disruption, maximum control.

We check what the building allows, what is already installed and what can realistically be replaced, then design a system that can be removed or extended if you move.

  • Wireless Zigbee and Matter devices
  • Reliable local hub rather than many separate apps
  • Keypads at the entrance and bedside
  • Welcome, Night and Away scenes
  • Compatibility check of existing drivers and thermostats
  • Clean installation with no visible cabling

From design to support

How an apartment project runs.

  1. 01

    Survey

A short visit to check switches, AC, curtains, network and building rules.

  2. 02

    Proposal

A clear scope and costed proposal for the agreed rooms and systems.

  3. 03

    Installation

Device installation, hub setup and scene programming, scheduled around the household.

  4. 04

    Support

Training, adjustments and optional ongoing support.

Questions

Apartment automation in Dubai: questions

Can I automate a rented apartment?

Often yes, with landlord approval. Wireless devices can replace switches and thermostats and be removed or reinstated when you move.

Do I need to rewire my apartment?

Usually not. Wireless systems such as Zigbee work with the existing wiring. Some smart switches require a neutral wire, which a survey will confirm.

Can I control building-supplied AC?

In many cases yes, through a compatible smart thermostat or interface for the fan-coil unit. Compatibility depends on the existing system and building rules.

What happens if I move?

Wireless devices can be removed and the original switches and thermostats reinstated. Many devices can be reused in your next home.
