HVAC & AC Control

Smart AC and HVAC control for Dubai villas and buildings.

In the UAE, air-conditioning is the largest load in most homes and buildings. Fortue integrates AC and ventilation into the automation system so every zone runs when it is needed, at the right temperature, and not when it is not.

Why control matters

Comfort where people are, savings where they are not.

Many villas run AC in every room all day because there is no simple way to manage it. Individual remotes and wall thermostats from different brands make central control impractical, and guest rooms or majlis areas are cooled even when empty.

Integrated HVAC control brings every zone into one system: schedules per room, away and holiday modes, presence-based setbacks and a single view of what is running. It also links climate to lighting and curtains, so closing the curtains on a west-facing room in the afternoon can be part of the same scene.

What we integrate

Fan-coil units

Chilled-water FCUs controlled by KNX or room controllers, with fan speed and valve control.

VRF & VRV systems

Integration through manufacturer gateways for central control and monitoring.

Split & ducted units

Wired or IR interfaces to bring individual units into one app and schedule.

Ventilation

Fresh air and extract fans linked to occupancy, humidity or schedules.

Planning guide

Getting AC integration right in the UAE.

Confirm the AC system early

Integration depends on the AC brand, model and controller. VRF systems usually need a manufacturer gateway; fan-coil systems can often be controlled directly. Confirm the equipment schedule before the automation BOQ is finalised.

Plan thermostat and sensor positions

Room controllers should not sit next to supply grilles, in direct sun or on external walls. Poor positions are the most common cause of comfort complaints.

Set sensible limits

Setpoint limits and setbacks prevent rooms being cooled to extremes, which saves energy and reduces wear on equipment.

Coordinate with the MEP consultant

For larger villas and buildings, HVAC control interfaces with the BMS. Fortue coordinates protocols such as BACnet and Modbus so that responsibilities are clear. See building automation for commercial projects.

Where savings come from

Smart AC control does not make an AC unit more efficient; it avoids running it when it is not needed. The main levers are schedules per room, setbacks when the home is empty, limits on extreme setpoints, closing curtains on sun-exposed glazing in the afternoon, and visibility of which zones are running. How much this saves depends on the building, the AC system and how it was used before, so Fortue does not quote a fixed percentage.

Retrofitting AC control

Existing villas can usually add AC control without replacing equipment, through gateways, interfaces or compatible thermostats. See retrofit automation.

Control features

Climate that follows the household.

Control logic is designed with the MEP consultant so that automation supports, rather than overrides, the HVAC design.

  • Per-room setpoints and schedules
  • Away, holiday and night modes
  • Presence and window-contact setbacks
  • Central overview in the app or on a touch panel
  • Curtain and lighting scenes linked to climate
  • Energy monitoring of major loads
  • Alerts for faults or abnormal temperatures
  • Integration with BMS via BACnet or Modbus where required

Questions

HVAC control in Dubai: questions

Can my existing AC be connected to home automation?

In most cases yes. VRF and many split systems can be integrated through manufacturer gateways or interfaces, and fan-coil units can often be controlled directly. Compatibility depends on the AC brand and model.

Does smart AC control reduce energy use?

It can, by avoiding cooling empty rooms, applying setbacks when the home is unoccupied and limiting extreme setpoints. Actual savings depend on the building, the AC system and how it was used before.

Can I control the AC in every room from one app?

Yes. Once each zone is integrated, the AC can be controlled from one app, a touch panel or keypads, alongside lighting and curtains.

Do you work with building management systems?

Yes. For larger villas and commercial buildings, Fortue can interface the automation system with a BMS using open protocols such as BACnet or Modbus, coordinated with the MEP consultant.
