Home Automation Cost in Dubai: What Drives the Budget

Ask what home automation costs in Dubai and the honest answer is: it depends on what the system has to do. A few smart dimmers in an apartment and a fully integrated villa are both called “home automation”, but they are very different projects. This guide explains the factors that drive the budget, so you can plan realistically and compare quotes on a like-for-like basis.

1. Property size and layout

Larger homes have more rooms, circuits, AC zones and windows, and more cable distance between them. Multiple floors, basements, annexes and large gardens add infrastructure such as extra panels, access points and outdoor cabling.

2. The number of controlled points

The most reliable way to compare scope is to count controlled points: every lighting circuit, dimmable circuit, AC zone, curtain motor, camera, door and gate the system controls. Count points, not rooms.

3. Lighting

Switching is simpler than dimming, and dimming method matters: phase, 0–10V and DALI need different equipment. Scene keypads, facade and landscape lighting add to the scope. See smart lighting control.

4. HVAC

The AC system type drives the integration effort. Fan-coil units may be controlled directly; VRF and many split systems need manufacturer gateways or interfaces. The number of indoor units is a key factor. See HVAC control.

5. Curtains and blinds

Each motorised curtain or blind needs a motor, a track or mechanism, power and a control method. Wired, wireless and battery motors differ in cost and installation work. See curtains and blinds.

6. Security

CCTV, intercom, smart locks, alarms and access control each add hardware, cabling and integration. Camera count and recording requirements are the main variables.

7. AV

Multi-room audio, TV distribution and home cinema range from a few zones to dedicated media rooms with acoustic treatment. AV is often a separate budget line that should still be integrated with lighting and control.

8. Networking

Every connected system relies on the network. A villa usually needs structured cabling, several access points, PoE switching and a rack. See home networking.

9. Protocol and platform

A wired system such as KNX needs bus cabling and actuators in the distribution boards; wireless systems such as Zigbee need less installation work but suit different situations. 10. New build or retrofit

Automation planned before first fix is usually more cost-effective, because cable routes, panel space and keypad positions are designed in. 11. Integration complexity

Each additional system that has to work with the others, such as AC gateways, intercom, BMS interfaces or third-party AV, adds design, configuration and testing time.

12. Engineering, commissioning and support

Design, device schedules, programming, commissioning, training and documentation are real work. Quotes that list only hardware can look lower while leaving these out. After handover, updates, adjustments and long-term support should be budgeted too; an annual maintenance contract makes this predictable.

How to compare quotes

  • Ask for a device schedule listing every controlled point.
  • Check which systems are included and which are excluded.
  • Confirm the protocol, control platform and keypad models.
  • Confirm programming, commissioning, training and documentation are included.
  • Ask what support is offered after handover.
